Description

I own a Unit in the Claridge Moon Condo. I want to sell because I do not want to live in a Condo managed by Sentinel Management.
I have shared with many, but not all, of the Unit Owners of the Claridge Moon condo substantiated allegations that I have made against Sentinel Management. These allegations include, but are not limited to:
1. Sentinel Management lied about the reason why the Holiday Potluck was cancelled. They claimed that a decision was made by the Board to cancel it, but the Board never met to discuss it because I was not aware of these discussions, and I was still a Director when this announcement was made to the Residents and Unit Owners of the Moon condo. If they are lying about this, what else are they lying about?
2. Sentinel Management tried to mislead the Board of Directors related to the incomplete Tarion Turn-Over Form which was submitted to Tarion without the signatures of the new BOD after the May 2024 Turn-Over meeting. They also were pushing to have their own employee serve as the Tarion Designate at a rate of $150 per hour, a clear financial conflict of interest since they are already the condo management provider. I had already volunteered to serve this function for free, which is quite common according to Tarion themselves.
3. Sentinel Management failed to hold Claridge Homes accountable to the Shared Facilities Agreement (SFA) between Claridge Homes and the Claridge Moon condo. Sentinel Management recommended that the Moon condo pay for inspection and maintenance of the Shared Hydro Vault, despite the SFA stating quite clearly that Claridge Homes is responsible for maintaining the Shared Facilities, including the Shared Hydro Vault.
4. Sentinel Management charged the Moon condo a 5% surcharge on goods procured for the benefit of the Moon condo, despite the existing condo management agreement stating that they were not allowed to apply this 5% surcharge after October 2023. Sentinel Management refuses to reimburse the Moon condo for such charges applied after October 2023.
5. Sentinel Management failed to disclose to the Unit Owners and BOD an incident related to the common element balconies of the Moon condo, and then further tried to downplay this alarming incident despite the massive liability risk this poses for the Moon condo.
6. Sentinel Management tried, but failed, to have the Moon condo agree to a one-sided condo management agreement that was luckily invalid due to various technicalities related to proper condo governance.
7. Sentinel Management has been signing documents and contracts on behalf of the Moon condo, despite the fact that they have no authority to bind the Moon condo to these contracts.
8. Sentinel Management has violated several aspects of the Condominium Management Regulatory Authority of Ontario (CMRAO) Code of Ethics, resulting in me filing extensive complaints against Sentinel Management to the CMRAO. These include violations related to Financial Responsibility, Error Misrepresentation and Fraud, Fairness Honesty and Integrity, Unprofessional Conduct, Engaging and Informing the Client, Best Interests of the Condo Corporation, and Services from Others.
9. Sentinel Management failed to investigate my Libel and Defamation claim against the former Moon condo superintendent hired by Sentinel Management, contrary to Section 117 of the Ontario Condominium Act (https://condoadviser.ca/2017/07/condo-directors-should-be-protected-against-defamatory-statements/condo-law-blog-Ontario). The timing is suspicious because I alleged that he committed this Libel only 10 days after Sentinel Management learned that I filed CMRAO complaints against them.
10. Sentinel Management inappropriately used the Moon condo’s legal resources to send legal letters to not only myself, but also to all the Unit Owners of the condo. They had no authority to do so because Board Quorum was lost at that moment, and only a Quorum of the BOD can direct a legal representative to take action

11. Sentinel Management worked with the previous 4 BOD members, as well as the condo’s legal counsel, to bring about a Meeting of the Owners and attempt to remove me from the Board of Directors, likely in retaliation for the CMRAO complaints I made against them.
I have made copies of the Evidence which I’ve already shared with many unit owners.
